What Changes the Price of a Chimney Repair
- What is damaged. A crown, cap or flashing repair is a smaller job than relining or rebuilding the top of the chimney.
- How far the damage has spread. Water that gets past a cracked crown or worn flashing keeps breaking down the brick and mortar under it. A repair caught early costs less.
- Chimney material. Brick and stone chimneys cost more to repair than metal or prefab chimneys, which usually need parts rather than masonry work.
- Height and roof pitch. Tall chimneys and steep roofs need more safety gear and time.
- Matching materials. Brick, stone and mortar matched to your home take more care than a standard part.
The Most Common Chimney Repairs
Chimney Crown Repair
The crown is the concrete slab on top of a brick chimney. Small cracks can be sealed; deep cracks mean the crown has to be rebuilt. Read why a cracked crown needs quick action.
Chimney Flashing Repair
Flashing is the metal that seals the gap between the chimney and the roof. When it lifts or rusts, water stains show up on the ceiling or in the attic next to the chimney.
Masonry Repair and Tuckpointing
Cracked, crumbling or missing mortar is cut out and replaced. Spalled bricks, where the face flakes off, are replaced with matching brick. See our masonry repair page.
Chimney Relining
A cracked or missing flue liner lets heat and smoke reach the wood framing of your home. Relining puts a new liner inside the flue. See chimney relining.
Chimney Cap Replacement
A rusted, bent or missing cap lets in rain and animals. See chimney cap installation.
